What we fix in Sutton's Edwardian villas and 1930s semis
Four kinds of window sit inside SM1 and SM2: Edwardian villas at Landseer Road, the Arts and Crafts casements of Sutton Garden Suburb, interwar semis at Belmont, new flats layered over the centre. Sutton grew up around its railway. The line opened in 1847 and the town's population more than doubled in the ten years that followed, which is why the streets closest to the centre are Victorian and Edwardian rather than anything older. The grandest of them run through the Landseer Road Conservation Area: around 138 large villa houses across nine hectares, built between the late 1800s and 1913. Those houses still carry box sash windows, coloured and leaded glass in the porches, and tall stair windows that were never meant to be double glazed. Most of what we do up there is glass replacement in the original frames.
South and west of the centre it is a different town again. Belmont, South Cheam and Sutton Common are largely 1920s and 1930s semis and detached houses, with the curved and square timber bays of that period and leaded top-lights over the main panes. Benhilton holds Sutton Garden Suburb, laid out in 1912-14 for Thomas Wall on garden-city lines, with small-pane Arts and Crafts casements. Grove Avenue nearby is an interwar private estate of modernist and half-timbered maisonette blocks with metal windows. Then there are the town-centre flats layered over the top of all of it. Misted double glazing in Sutton
This is the job we get called out for most in SM1 and SM2. A lot of Sutton was double glazed in the 1990s and early 2000s (Sutton Common, Rosehill, the Erskine Village side), and those sealed units are now twenty-five or thirty years old. When the seal goes, the pane fogs up from the inside and no amount of cleaning touches it. The frame is normally sound, so it is the unit that gets swapped rather than the window. Historic England made it a Heritage Action Zone in 2017, the first in the capital, and grant money has already gone into repairing shopfronts along it. The Town Centre High Street Crossroads Conservation Area, designated in 2011, protects the polychrome Victorian brick and stone sitting above the modern fascias. The St Nicholas Centre is also coming down for a civic hub with around 740 homes, so the centre will be a building site for a while. Worth knowing if you are timing shop work.

What a conservation area means for your windows
Sutton has several and they do not all behave the same way. Landseer Road, the town centre crossroads and Sutton Garden Suburb all sit under conservation control, and the Garden Suburb and Grove Avenue were designed around particular window types: small-pane casements in one, metal frames in the other. Replacing broken or misted glass in a frame that is staying put is usually straightforward. Changing the frame itself, or the way the window reads from the street, is where you ring Sutton Council's planning team first. We are not registered with FENSA or CERTASS, so a complete window replacement has to be signed off through the council's building control rather than by us. We would rather say that now than halfway through.
How we get to Sutton from Croydon
We are at 24 Waddon Close, CR0 4JT, and Sutton sits about four miles west of us. The run is simple enough: Stafford Road and the A232 through Beddington and Wallington, or the Purley Way and Carshalton Road when the A232 is sitting still. Twenty minutes or so outside rush hour. The vans carry clear float, toughened stock, boarding-up materials and the tools to take a proper measurement there and then, so a first visit usually ends with either a fixed window or a firm order. Almost never. Misting means the seal on the sealed unit has failed, and the unit is the part that gets replaced. The frame stays where it is. We measure it, order glass to match, and fit it, usually in one short visit. On the 1930s semis around Belmont and South Cheam we can copy curved bay glass and leaded top-lights so the bay still matches itself.
No, and we will not pretend otherwise. Replacing glass in a frame you already have does not need it. If you are having complete new window units fitted, that is notifiable under Building Regulations, and without a competent person scheme it goes through Sutton Council's building control instead.
