Glazing is one trade doing two things: cutting glass to size, and fitting it into whatever holds it: a window, a door, a shopfront, a shower, a staircase. Most people ring a glazier because something has broken or gone cloudy. The rest ring because they want a piece of glass made to fit an opening nobody sells off a shelf. We do both, from Waddon, a minute off the Purley Way.
Work that can't wait, and work you plan
Every job below sits in one of those two groups, and they run on completely different clocks. A smashed window is a phone call, a board-up, then a second visit once the glass is cut. A frameless shower screen is a survey, a template, a week at the processor and a fitting day. It helps to know which one you're ringing about, because it changes the first question we ask you.
- Emergency glazing and boarding up: smashed window, forced door, shopfront gone overnight. We make the property safe first and reglaze after. Ring before you sweep anything up, so we can see how it broke.
- Glass replacement, one cracked or smashed pane out, a new one cut to the opening and bedded back in.
- Double glazed unit replacement, the fix for misted, cloudy or streaked double glazing. The frame stays put and only the sealed unit is swapped.
- Window repairs: dropped hinges, handles that spin, locks that won't throw, beading gone soft. The jobs where the glass is fine and the window isn't.
- Shop front glass replacement, retail and office frontages in toughened glass, fitted early or late so you don't lose a trading day.
The made-to-measure half is slower and quieter. It is survey work: we template the opening, settle the glass and the hardware with you, and come back when it has been made. Edge Building Products picked one of these jobs as their Installation of the Month for July 2025, 44 shaped double-glazed units going into Edge 50mm capped aluminium glazing bars on a roof light refurbishment. That is a supplier feature rather than an accreditation, but it is a fair picture of the work.
- Shower enclosures, frameless and framed screens in 8mm or 10mm toughened glass, templated to the tiles rather than ordered to a nominal size.
- Glass balustrades: stairs, landings, balconies and Juliets, set in channel, clamps or standoffs.
- Glass splashbacks, low-iron toughened glass behind hobs and sinks, colour-matched and cut for sockets before it goes in the furnace.
- Made to measure mirrors: polished or bevelled edges, cut to an alcove, a chimney breast or a whole wall.
- Bespoke glass projects: roof lights, internal screens, table tops, shelving and the shapes nobody stocks.
Where we work
We are at 24 Waddon Close, CR0 4JT, which puts most of the borough inside fifteen minutes. Croydon is home ground: town-centre shopfronts, the Purley Way estates, and everything from Victorian sashes to 1960s blocks. Up the hill we are in Purley and Sanderstead most weeks, mainly for misted units in 1930s bays and leaded lights in the older houses. West of us it is Sutton and Banstead, east it is Beckenham and Bromley, and south it runs down through Caterham to Oxted.
Four glasses cover nearly every job we do, and which one you get is settled by where the glass sits, not by preference. Building Regulations decide the ones that matter.
- Annealed float: plain window glass, normally 4mm or 6mm. It can be cut on the day, so it is the quickest and cheapest fix. It breaks into long shards, which is why it is not allowed in doors or low-level glazing.
- Toughened: float glass heat-treated until it is several times stronger, and it breaks into blunt granules instead of blades. Approved Document K calls for safety glass in critical locations: in doors, in the 300mm strip beside a door up to 1500mm from the floor, and in any glazing below 800mm. Shower screens run 8mm or 10mm, splashbacks 6mm, shopfronts 6mm to 12mm. It cannot be cut or drilled once toughened, so every hole is settled before it goes in the furnace.
- Laminated: two sheets bonded to a plastic interlayer, from 6.4mm upwards. It stays in one piece when it breaks, so it goes overhead, into security glazing, and into balustrades that must keep standing after a knock.
- Sealed units: two panes and a spacer bar, argon filled, with a low-E coating on an inner face. The number that matters is the overall thickness, because it has to match the frame rebate. Modern uPVC is usually 24mm or 28mm; 1980s frames are often 16mm or 20mm.
What actually moves the price
We will not put a figure on this page, because a pane of glass is not a product with a price. It is a measurement, a specification and a visit. What we can tell you is what the number responds to, which is more use than a headline that changes the moment we see the job.
- The specification, more than the size. Toughened costs roughly double annealed for the same pane, laminated more again. Changing the glass type moves a quote further than another 200mm of width.
- Minimum charges. A small pane costs nearly as much as a medium one. You are paying for the measure, the cut and the return trip, not the square metre.
- Stock shape or template. A rectangle we can measure with a tape is straightforward. Arched heads, curves, shaped roof lights and leaded panels need a physical template taken off the opening first.
- Processing. Toughening, laminating, polished or bevelled edges, cut-outs and drill holes are each a separate operation at the processor. Each one adds days as well as pounds.
- Access. A ground-floor rear window and a first-floor bay over a porch are not the same job. Towers, roof access, glass heavy enough to need three pairs of hands and parking in Croydon town centre all show up.
- When you need us. An out-of-hours board-up is not priced like a booked morning slot.
How a job runs
Send a photo. A picture of the window with a tape held across it tells us more in ten seconds than five minutes of description, and it is usually enough for a price. Then we measure on site, because a guessed size is a wasted pane. Annealed glass we can often cut and fit on the same visit. Sealed units and toughened glass are made to order and normally come back within a few working days. Fitting one unit into a sound frame is usually under an hour; a full bay is half a day. If something is broken now we board up first and glaze afterwards, and we aim to make a property safe the same day where we can.

Frequently Asked Questions
There is no flat rate, because the price follows the glass specification, the size, the shape and the access rather than the pane on its own. Toughened runs to roughly double annealed. A small pane costs nearly as much as a medium one, because you are paying for the visit. Send a photo with a tape across the opening and we will price it properly.
Plain annealed glass can often be cut and fitted on the same visit. Sealed units, toughened glass and laminated glass are made to order and normally come back from the processor within a few working days. Shaped, curved or leaded panels take longer, because a template has to be taken off the opening before anything is ordered.
If the glass is in a door, within 300mm of a door edge and below 1500mm from the floor, or anywhere below 800mm from the floor, then yes. Approved Document K treats those as critical locations and they need safety glass. Shower screens, balustrades and splashbacks are always toughened. Elsewhere, ordinary float is usually fine.
Yes, in almost every case. Misting means the seal around the sealed unit has failed and moisture is sitting between the panes, and it cannot be cleaned out from either side. The frame is normally sound, so we measure the unit, order it to size and swap it into the existing frame. More on sealed unit replacement.
Putting new glass or a new sealed unit into an existing frame counts as a repair, so it is not notifiable. Replacing a whole window or door is different. That is controlled work, and it needs either a scheme-registered installer or an application to your council's Building Control. We will tell you which side of that line your job falls on.
Yes. Broken glass, a forced door or a smashed shopfront gets an emergency call-out. We board up and make the property safe first, then return with cut glass once it is ready. We aim to make a property safe the same day where we can, and we would rather say that than promise you a time we cannot hold to.
Usually. Leaded lights, obscure patterns and small-pane timber joinery come down to matching what is already there: the came profile, the pane layout, the pattern. Obscure glass is still made in named patterns with privacy ratings from 1 to 5. We work from a template taken off the opening, not from a nominal size.
